Avondale Property Taxes Expected to be Back in Line With 2010 Levels

Avondale homeowners received flawed tax assessments from DeKalb County.

Avondale Estates property tax assessments are expected to be closer to 2010 levels, according to Mayor Ed Rieker.

Rieker emailed a letter to Avondale residents on Wednesday before the city's work session and it said that the city expects no mill increase.

"The Avondale Estates tax digest will be close to 2010," Rieker's email said. "The Board of Mayor and Commissioners will be able to maintain the 11 mills this year as we have in the past three years."

But the corrections from DeKalb County did put a wrinkle in the formal process by which the city (and others in the region) needs to present the information.

As a result, Avondale Estates is advertising a higher mill rate based on the incorrect data. In order to understand how this works, please read on.

Even though the corrected versions of DeKalb County property tax assessments haven't reached mailboxes yet, Avondale Estates had to move forward with the incorrect data in order to make the July 1 deadline.

"Because of the way the process works for setting the annual millage rate," Rieker's letter said, "The Board of Mayor and Commissioners must publish the proposed millage rate, hold a public hearing and read an ordinance rate three times in meetings before adopting the rate. In order to furnish the rate to the DeKalb County Tax Commissioner for timely invoicing, all these activities must be completed by July 1."

Earlier this month,  

Avondale Estates plans to hold a public hearing at 7:30 p.m. Monday, June 27, before its regularly scheduled monthly meeting.

Rieker said in the email that if the tax digest arrives before that date, they will set the millage rate on Monday. If it comes after that date, a special meeting will be held for June 30 to set the rate.
