Rezoning Would Allow New Mixed-Use Development

The Decatur Planning Commission will vote Monday on whether to rezone the Marta parking lot at East College Avenue and Sams Street. That would make it possible to build a mixed-use development there.

The Decatur Planning Commission will decide Monday night whether to rezone a parking lot near the Avondale Marta Station.

If approved, the rezoning would allow construction of a mixed-use development that could have up to 532 residential units, according to agenda documents on the City of Decatur website.

The 7.6-acre lot at East College Avenue and Sams Street has been considered a prime development spot for years. Lyn Menne, assistant city manager, said there's no developer or project at the moment.

"We are just defining what we want to see happen at the site," she said in an email.

The planning commission will consider changing the zoning from C2 (general commercial) to MU (mixed use).

Decatur has several other mixed-use projects in the works.

The 315 West Ponce project would have 235 apartments, 10,000 square feet of retail space and a seven-story parking garage.

Cousins Properties is developing the Callaway Building property at West Trinity Place and North McDonough Street.

Apartments also are planned for the "Trinity Triangle" area near Dairy Queen.
